The price is right

Valuing your property

It is possible to value your own property; you don't need an estate agent to do it for you. The fact is that the asking price they put on your property is an educated guess, based on their knowledge of the market. As long as you do your homework, you can do it too.

Remember that the asking price of the property is just the amount you want for it, not necessarily what you'll actually get. You can find out recent purchase prices from Land Registry, or by asking new neighbours how much they bought for. Then set your asking price higher, so that you have room to manoeuvre when negotiating.

Don't set you price too low, as you could end up doing yourself out of thousands of pounds. Alternatively, don't be tempted to set it too high either, as you'll just scare off potential buyers. If you genuinely feel that your property is worth more than others you've seen, then you need to be able to justify the reasons for its higher price.

If you don't feel confident valuing your own home then hire a professional property valuer, which you can find through the Royal Institute of Chartered Surveyors.
