Semi-detached House

4 bedrooms

Location

8 Lea Road Lea Bridge Matlock Derbyshire

Right in the heart of Derbyshire lies our 4 bed semi-detached house, offered for sale reluctantly due to relocation.

The photo doesn’t do it justice for it certainly warrants further investigation if you are looking for a spacious FAMILY HOUSE in the beautiful setting of a friendly village with many amenities. The village has a playgroup and primary school within walking distance and in fact the walk to school is idyllic, the perfect start to the day, breathing in the fresh air and hearing birds, sheep and cattle. You might even see a buzzard in flight. There are so many walks from here that I am still discovering footpaths after seven years. Older children are picked up just across the road and delivered home safely at 4. They also get a bus pass so travel is free to and from school in Matlock, a school delivering a good secondary education and the chance to stay on. There is a public service bus stop across the road too. The railway station is less than two miles away, linking to Derby and beyond. The community is formed from three villages joined together and has a very good shop/newsagent/post office/off licence as well as a highly-acclaimed butcher’s shop. There are two village pubs, play parks for the children plus clubs and activities for all tastes and ages eg. Brownies, Karate, Church Groups, Wine Circle, Music and Drama productions.

The house has been lovingly tendered and extended and has two reception rooms, each containing a striking hole-in-the-wall pebble effect gas fire. The extension room also has French doors onto the rear patio. The kitchen is large and welcoming, all appliances are integral and included in the sale.
Downstairs also has a cloakroom. loo and utility. Downstairs carpets are less than a year old and included in the price.

Upstairs the main bedroom is sunny and large with uninterrupted views of the valley and wooded hillside. It has a built-in wardrobe and an ensuite bodyjet shower room plus toilet and washbasin. The other bedrooms are all of a good size too. The family bathroom has bath with shower over, loo and washbasin in vanity unit with lights. The airing cupboard houses the Baxi combi boiler which provides ample hot water and was only fitted last Winter. There is a remote room sensor for controlling temperature in the house.

Outside is a lovely garden with something for everyone..a fully stocked fishpond, Summerhouse, brick-built barbecue, lawns, patio, shrubs, rockery and trees. It is easily managed and wonderfully private at the back. Parking is a dream now that we have space for three cars close to the house and yet tucked away. The area feels very safe to me and I have had no problems with crime in seven years.

The village is ten minutes drive from Matlock where you can get pretty much everything you need including entertainment, sporting facilities, swimming baths, restaurants and nightclubs. I commute to Chesterfield via a stunningly beautiful 25 minute journey and traffic jams are extremely rare. Other easy commutes would be DERBY, NOTTINGHAM, MANSFIELD and SHEFFIELD.

There is no chain at this end and we will be happy to answer any questions you might have about the house and area. This house is going to make a happy home for one lucky family....coiuld it be YOURS?
