Description
Add Cabin sits on the edge of the open woodland within the Inverlever forest adjacent to loch Awe in Argyll. We believe the cabin represents a great opportunity to purchase rarely available freehold heritable property and attached land in a stunningly beautiful area of Scotland. Unlike most cabins for sale in Scotland, this property is freehold and includes the land around the cabin.
The area is a superb base for hill walkers and mountain climbers. Loch Awe and surrounding hill lochs are well known for the fantastic wild fishing that can be accessed in the area. Boats can be hired locally. The west side of loch Awe is relatively secluded and wildlife such as red squirrels, golden eagles, deer and pine martens can be found here. At the same time, Oban is about 45 minutes drive away where you can access shops, restaurants and the ferry services to numerous islands.
The cabin sits within about ½ acre of its own ground in a superb spot overlooking the stream running through the grounds of the cabin. The cabin is privately owned and has been refurbished internally and externally. The cabin consists of a double room, a triple bunk room, a kitchen/living area with overhead bunk and a toilet/shower room. There is also an external balcony. There is some storage space below the cabin. The cabin is fully furnished and equipped, all electric and is served by a private water and sewerage system.
The cabin is presently used as a holiday home and for letting purposes and is supported by and featured on its own website .dalavichforestcabins.com which receives about 2000 hits per year. The cabin presently attracts an annual letting income of between £7,000 - £8,000 per year.
Cabin owners also have the right to mooring a boat on loch Awe as well as free fishing in designated areas of the loch. There is also access for cabin owners to use the slipway to launch a boat.
The Dalavich cabin site was formerly a forestry commission site that is now privately owned mainly by individual cabin owners. There are 43 cabins on this well-spaced site with a mix of communal areas and areas identified for further developments by the original site owners. Sturdier than most modern cabins, as a former log cabin built by the forestry commission, nothing has been spared in the specification of the construction.
The site is managed by an owner controlled management company with monthly fees covering water, sewerage and general maintenance of £43.33 per month. In addition, there are monthly council tax fees payable to Argyll & Bute Council averaging out at £33 per calendar month. (based on 50% discount for holiday homes).
Note:
As an owner controlled managed site, there is a Deed of Conditions which will be provided to solicitors wishing to make a formal offer on behalf of their clients.
